Definitely agree on the resilience, it's been surprising. I'm wondering if a lot of the 'bad news' on rates is already priced in at this point, or if there's just so much institutional money that needs to be allocated into tech.

I've been wondering about that too. Do you think the market has just priced in higher rates at this point, or is there something else at play giving tech this resilience?
